Moving to Nashville? Here’s What You Can Get for $450K in the Downtown Condo Market (With Real Listings)

Thinking about relocating to Nashville? Here’s what $450K can buy you in the downtown condo market—including 5 buildings worth checking out, plus local insight on amenities, location, and value

So—you just found out your job is moving you to Nashville, TN. How exciting! You’re somewhere between 25 and 35, single, and want to be right in the middle of everything so you can meet people and experience all that Music City has to offer.

If you’re in a position to buy a condo, the good news is that there are some great options in and around downtown Nashville that could be a perfect fit. Today I’m breaking down 5 condo buildings I’d personally recommend if I were moving downtown and trying to stay under the $450K price point.

1. Encore

Typical Price: Under $440K | 1 bed / 1 bath

Let’s start right in the heart of Lower Broadway. Encore is located in SoBro (South of Broadway)—and if you dream of walking to Broadway in 5 minutes or less, this is your spot.

You’ll get resort-style amenities like a rooftop pool, on-site concierge, fire pits, a club room, and more. It’s one of the most social buildings in town and perfect if you want walkability and weekend fun.

2. The Viridian

Typical Price: Under $440K | 1 bed / 1 bath

I have a soft spot for this one. I watched the Viridian go up when I first moved here, and I still kick myself for not buying in back then.

Located just off Church Street near Printer’s Alley, this building puts you near Broadway, the Ryman, and Germantown. And let me tell you—their rooftop pool view of the fireworks is hard to beat.

3. The Pullman

Typical Price: Under $440K | 1 bed / 1 bath

Maybe Broadway’s not your vibe every night—and that’s totally fair. If you’re more of a 12 South or Gulch person, The Pullman is worth checking out.

It’s brand new, beautiful, and within walking distance to the Gulch. Amenities include a rooftop pool deck, fitness center, pickleball courts, an owner’s lounge, library, and even a coffee café.

4. 505

Typical Price: Under $440K | 1 bed / 1 bath

The 505 is one of Nashville’s most iconic luxury towers, and yes—it’s as fancy as it sounds. Located on Church Street near Printer’s Alley, the building offers:

  • A saltwater pool with sun shelves
  • Expansive sunbathing terrace & poolside cabanas
  • Clubroom with a grand piano
  • Wine tasting room (“Carmen’s Cellar”)
  • Massive private gym with skyline views

And let’s be honest—saying you live at “The 505” just sounds cool.

5. Bennie Dillon Building

Typical Price: Under $350K | 1 bed / 1 bath

This one’s for the buyers who love character over cookie-cutter. The Bennie Dillon is a historic building with a ton of charm, and in my opinion, one of the best values in the city.

Sure, it’s older. No rooftop pool, no modern amenities. But what you get is an unbeatable location just steps from Broadway, the Ryman, Bridgestone Arena, and Nashville Yards (home to Amazon and Asurion). You can walk to Preds, Titans, or Sounds games, or just take in the sights and sounds of downtown.
